Repurposing instead of demolishing: the Kellenberger «KUBIK» site is a good example of future-orientated and sustainable project development



Old industrial sites are being renovated, remodelled and opened to the public. A former precision-grinding facility is now being transformed into a place that can be used in multiple different ways. Commercial premises, semi-public, green outdoor areas with access for pedestrians, cyclists and cars. But how does sustainable project development work and what exactly is re-use?


Don't lose, re-use: the principle of the circular economy in the construction industry

The idea of the circular economy and re-use is that, by using existing and recycled materials in a development project, you are not placing an additional burden on the environment. Producing new materials often has a greater impact on the environment (carbon footprint) than using the spaces and materials that are already available on the site.

The challenge with re-use lies in recognising existing value and, with as little intervention as possible, preserving value, adding value and at the same time fulfilling official requirements. Most of the existing buildings on the Kellenberger «KUBIK» site will be retained. Only two cold halls and a somewhat sub-standard building will be demolished to make room for a new building with a car park and, above all, to enhance the area around the site.

Future-oriented project development: green spaces to create a pleasant ambiance and provide a sustainable energy supply

At the Kellenberger «KUBIK» site, we made a conscious decision to create green spaces, which helps to cool the buildings and creates a beautiful atmosphere for tenants and visitors. A sustainable energy supply for the entire site has been secured through the local heating concept of St. Galler Stadtwerke.

Sustainable project development often begins with the attitude of the client and the service providers and partners involved in the project. Thanks to our broad network, we work with the best in the business.

In the case of the Kellenberger «KUBIK» site, the company «Zirkular» carried out a series of building screenings and identified those components that would be suitable for re-use.

The companies denkstatt sàrl and Baubüro in situ AG drew up the utilisation and transformation concept in partnership with Mettler. The ideas were discussed and fleshed out in several workshops with various stakeholder groups, with the «Productive City» concept ultimately emerging victorious. The main focus of utilisation is on trade, production and offices.

A key consideration of the project was to preserve jobs in the city, while also contributing to the revitalisation of the neighbourhood and thus adding value for local residents.

Converting an old industrial site for a new use and new tenants is a challenge that the dedicated team of internal and external experts has tackled with outstanding prowess.

Sustainable project development in the form of re-use is possible if everyone involved is willing to make a contribution to the environment and is open to new ideas.

The Kellenberger «KUBIK» site is being renovated, remodelled and repurposed. It will open in autumn 2024 and make a significant contribution to the revitalisation of the St. Fiden/Heiligkreuz district.
